Our Title Insurance Process
• Contract is drawn up to buy a house, vacant land or investment property
• Purchasers and vendors sign the contract with attorney
• Purchaser’s attorney orders title and municipal search
• RPATS conduct search and order municipals with town (?)
• RPATS raises and clears any issues which may be found in the title
• Title search is prepared, sent out to attorney and and once file is cleared set a date for closing
• RPATS calculates a title bill and submits to purchaser’s attorney
• RPATS issues a policy and attends closing
• At closing we make sure documents are correct and recordable and take closing documents for recording
• At closing we take checks for fees and any taxes to be paid along with payments for water/sewer, mortgage payoffs, etc. have been paid and processed
• RPATS records documents and issues owner’s title insurance policy
